When you purchase a property it is a legal requirement that a local Authority search in undertaken. This search discloses such information as planning applications that may affect your property in some way or any tree preservation orders affecting the property, whether the road on which the property is situated is publicly maintained and if there are any planned major road improvements within the surrounding area. Because, in a remortgage situation, this search was conducted when you purchased the property, an indemnity insurance can be taken instead of the full search. This is much less expensive and covers you if it is discovered subsequently that there is an issue that would have been identified had the full local authority search.
