What is a self certification mortgage?

Put simply, self certification is a type of mortgage that does
not require any proof on income. You, as the client certify
what your income is and no further evidence is required.


Our experience in the mortgage field can be particularly
useful in this area and products are available up to 90%
loan to value ratio, the more normal limit being 85% loan
to value. Because we are independent we are able to
choose from all lenders offering such products in the
country and ensuring you get the best rates available
to you. Self certification mortgages are also available when
adverse or impaired credit might be an issue to you.


Self certification type mortgages can be particularly useful for many and varied reasons, particularly so for people who fall into the following categorise:

  • For self employed applications
  • For applicants with duel or multiple income sources
  • For applicants that receive some of their income on
    a commission basis
  • For applicants that receive some of their income on bonuses basis

Mortgage fraud is a criminal offence. It is illegal to falsify your income in order to
obtain a mortgage.

IMS will not normally charge a fee for arranging your
mortgage, however depending on your circumstances an
arrangement fee of up to 2% will be payable on completion
of the mortgage. For example, if we charged a fee of
0.5% and your total borrowing was £100,000, we would
receive a fee of £500.00. Similarly if the fee was 2% we
would receive a fee of £2,000. This can be added to
your loan. In addition we will be paid commission from
the mortgage lender upon completion of the loan.
